Generally speaking,  the river is divided into three parts:

  • Downtown area from Biscayne Bay to NW 7th Avenue;

  • Residential and mixed-use area from NW 7th Avenue to NW 22nd Avenue, and:

  • Shipping and marine industrial area from NW 22nd Avenue west to 42nd Avenue

Biscayne Bay to NW 7th Ave.
The river enters Biscayne Bay in the Brickell area of downtown Miami. Land uses in the area include high-rise office, condominium, and apartment buildings. As the river passes under Interstate I-95, it enters the East Little Havana Neighborhood on the South Side of the river and Overtown on the north side.

From NW 17th Avenue to NW 22nd Avenue, the river embraces single-family homes, commercial parks, and industrial and shipping terminals.

West from NW 22nd Ave. to NW 27th Avenue, marine use intensifies, with recreational boating, shipyards and repair centers and some industrial use.

From NW 27th Avenue to NW 42nd Avenue. This is the industrial and shipping heart of the river, the source of its trade with the Caribbean. It is the great connection point for South Florida's roads, railroads and airport. Here North American products board ships to trade with the nations along the Caribbean rim, and products from the region leave ships bound for parts in North America.

NW 7th Avenue to NW 12th Avenue.
The busy pace of downtown Miami quickly gives way to the charming, tree-shaded Spring Garden neighborhood overlooks the north bank of the river west of Wagner Creek. This tightly knit neighborhood is among Miami's most historic, with house boats docked along its banks.

Between NW 12th Avenue and NW 17th Avenue, the river passes under SR 836, the Dolphin Expressway. Miami's Jackson Memorial Hospital and courthouse complexes sit just to the north, with mixed residential and marine uses along the south bank.
